Until now, the SARA program offered only studio and one-bedroom apartments, leaving seniors with few options if they wanted to stay with loved ones.
The new policy requires that at least 20% of new SARA apartments in high-need areas be two-bedroom units. This shift not only helps prevent isolation but also promotes more inclusive, intergenerational living arrangements, making it easier for seniors to age in place with dignity.
With New York City’s senior population rapidly growing, HPD’s initiative highlights the importance of building housing that reflects real needs—not just square footage. It’s a step forward in ensuring older adults remain connected to their families, communities, and support systems while still accessing affordable housing.
At a time when seniors are among the most vulnerable to displacement and housing insecurity, programs like SARA—and improvements like this one—are critical to protecting stability and community in New York City.
